The Founder's Story
Built by someone who has been through this personally

Like many Greek Australian families, my parents had held property in Greece for decades. Two investment properties — purchased years ago with the help of family — sitting quietly in the background while life went on here in Australia.
When I was in Greece visiting family, I was introduced through a notary to a Greek lawyer. We spoke about what my parents needed — specifically, the process of transferring their properties to their children during their lifetime rather than leaving it to be sorted through the estate one day.
We were fortunate in one respect. My cousin — whose late mother had helped my parents purchase the properties originally — had kept hold of all the paperwork over the years. The E9 declarations, the original contracts of sale. That was a lucky break that most families won't have.
When I came home to Australia, the real work began. From here — across time zones, via phone and email — I coordinated the entire process with the lawyer in Greece. It took four months. There were costs we hadn't anticipated — not from the lawyer's fees, but from fines and taxes that had accumulated under Greece's new compliance system. Things my parents simply hadn't known about from the other side of the world.
But we got there. From Australia. Without flying back. Fully compliant. Properly documented. My parents' properties — transferred, sorted, and finally resolved.
When it was done I sat back and thought about every Greek Australian family in exactly the same position. Properties sitting unresolved. Deadlines approaching. No clear path forward. That process changed how I saw things. Every Greek Australian family deserves the same outcome — so I built Greek Property Pathways so they don't have to navigate it alone.

The situation

What we didn't expect
A civil engineer was required to inspect all three properties to verify compliance against the title registry. Each inspection carries its own fee — payable regardless of the outcome. On one property, a discrepancy was found between the actual built area and what was on the original title — requiring a correction and a tax adjustment. There were other costs too that we had not budgeted for. The lawyer's fees were the part we expected. Everything else was not. That is the reality of going through this process properly — and exactly why we now make sure every client understands what may be involved before they begin.

The experience taught me something important: this is not complicated if you have the right people and the right process. What makes it hard is not knowing where to start, not knowing who to trust, and not knowing what you don't know.
Being able to communicate with my parents in both Greek and English was invaluable. The process is complex at the best of times — having someone who could explain it to them clearly, in the language they were most comfortable with, made all the difference.
